ROOTS FINISHED BASEMENTS 435.677.6050

If you are doing the yard and the basement

Rhodes Group LLC runs Roots Finished Basements and Roots Landscaping and Sprinklers under one Utah contractor licence, 14282096-5501, with the same owner, the same field foreman and the same eight cities. A homeowner finishing a new build can do the yard and the basement with one company, in either order, and many do.

This page is for the homeowner weighing both: which to do first, how the two schedules fit together, how payment works across two agreements, and what the company will tell you if one of them should wait.

Which comes first, the yard or the basement?

In south Utah County the yard usually comes first, for one reason: HOA and ARC deadlines. Most new neighborhoods in Salem, Spanish Fork, Payson and Santaquin give a new owner a fixed window to finish the front yard, and the fines are real. The basement has no deadline. The exception is a family that closes in late fall; sod and trees wait for spring while a basement can be finished in January, so the order flips.

How the two projects fit together

  • Separate agreements, separate prices. A Landscape Installation Agreement and a Basement Finishing Agreement, each with its own line item proposal and draw schedule. There is no bundle price and no discount for doing both; the per square foot rate on the basement is $40 to $55 either way.
  • One point of contact. The owner and the field foreman run both divisions. A homeowner with a question about the sprinkler timer and the basement tile calls the same number.
  • One schedule view. Both projects live in Roots OS, the company's own software, so the yard install and the basement build are scheduled against each other and the homeowner sees both in one portal.
  • Shared site logic. Egress window wells are cut before final grade and sod go in next to the foundation, so a homeowner planning both avoids digging up new lawn later. That sequencing is the single most practical reason to tell both divisions about both projects.

Egress wells and exterior work are coordinated with the yard install when a homeowner does both projects.

What the company will say if one should wait

If a homeowner is stretching to do both at once, the company says so. The yard has the deadline and the basement does not, so the usual advice is yard first, basement when the budget is ready. If the budget only covers one and the HOA clock is not running, the basement adds more living space per dollar at $40 to $55 per square foot.

Questions people ask

Is Roots Landscaping the same company as Roots Finished Basements?

Yes. Both are trade names of Rhodes Group LLC of Salem, Utah, under contractor licence 14282096-5501, with the same owner and field foreman.

Is there a discount for doing the yard and the basement together?

No. Each project has its own line item proposal and agreement. The practical savings come from sequencing, such as cutting egress wells before the lawn goes in.

Should I do the yard or the basement first?

Usually the yard, because HOA front yard deadlines in south Utah County are real and the basement has none. If closing is in late fall, the basement goes first and the yard waits for spring.
