Basement finishing questions, answered plainly
Do I need a permit to finish my basement in Utah?
Yes. Every city in south Utah County requires a building permit for a basement finish because it adds bedrooms, bathrooms, electrical and plumbing. The contractor should pull it. An unpermitted finish can hold up a sale and may not count in an appraisal. Roots pulls the permit on every project.
What happens if my contractor does not pull a permit?
The homeowner carries the risk. The city can require the work to be opened up for inspection, a future buyer's lender or appraiser may discount or exclude the space, and insurance claims can get complicated. A contractor who suggests skipping the permit is shifting a problem onto the homeowner.
Do basement bedrooms need egress windows in Utah?
Yes. Under the residential code Utah cities enforce, a sleeping room needs an emergency escape opening, which in a basement means an egress window with a well and ladder or a walkout door. Without it the room is not a legal bedroom and cannot be counted as one.
How much does it cost to finish a basement in Utah?
Most Utah contractors charge $55 to $75 per square foot. Roots Finished Basements charges $40 to $55. A 1,200 square foot basement is $48,000 to $66,000 with Roots. The cost guide shows three worked examples.
How long does it take to finish a basement?
Most Roots projects take 7 to 8 weeks from permit to final walkthrough. The permit wait before that is set by the city, usually one to three weeks. The timeline page shows it week by week.
How much deposit should a basement contractor ask for?
Utah does not cap deposits by statute, so the contract governs. A reasonable schedule ties payments to visible work. Roots takes a 10 percent scheduling deposit, 40 percent when work begins, 45 percent after paint and 5 percent at completion. One hundred percent up front is a red flag anywhere.
Can I use the plumbing rough ins the builder left?
Usually. Builders in Salem, Spanish Fork, Payson and Santaquin typically stub a drain and supply for a future bathroom in the slab. Planning the layout around them keeps the bathroom at the low end of its cost. Moving them means cutting concrete.
Will finishing my basement void the builder warranty?
Generally no. The builder's structural warranty continues; the builder simply does not warrant the finished work. Homeowners should confirm any specific language in their builder warranty.
Does a finished basement add value in Utah?
A permitted finish with legal bedrooms adds living space an appraiser can count and buyers in Utah County expect. It rarely returns every dollar at resale, but it adds space at a fraction of the cost of a larger house. The comparison page works through the numbers.
Is it cheaper to finish a basement myself?
Materials alone are a fraction of the cost, but a homeowner takes on framing, plumbing, electrical and HVAC, each of which the city inspects, plus months of weekends. Most owners who start a DIY finish hire out the trades anyway. The comparison page covers where DIY makes sense.
How many bedrooms can I add in a basement?
As many as have an egress window, a closet and the minimum room size the code requires, with the HVAC to serve them. Two bedrooms is the most common layout in a 1,200 square foot basement in south Utah County.
Can I legally rent out my basement in Utah County?
It depends on the city. Some allow an accessory dwelling unit with a separate entrance, a kitchen and parking, with an affidavit or registration. Others restrict it. Roots designs for a future apartment where the city allows it and tells the homeowner which paperwork applies.
Will the basement be cold in winter?
Not if the HVAC is run to every room and the walls are insulated. New construction furnaces are usually sized for the finished basement. Some larger layouts need a second zone, which shows up as a line on the proposal.
What flooring works best over concrete?
Luxury vinyl plank in living areas and carpet with pad in bedrooms are the most common choices in Utah County basements. Both handle the slight moisture of a slab well. Tile is the usual choice in bathrooms.
How do I keep basement noise from traveling upstairs?
Insulation in the ceiling joists, solid core doors and resilient channel or a second layer of drywall in a theater. Roots prices soundproofing as its own line so the homeowner can decide room by room.
Can I live in the house during the finish?
Yes. The work is below daily life. The stairwell is sealed with a dust barrier and the site is cleaned at the end of each day. Crews work roughly 7 a.m. to 6 p.m., Monday through Saturday.
How soon after closing can I finish the basement?
As soon as the permit is issued. There is no need to wait for a new home to settle. Many Roots customers start within the first few months, often after the yard goes in.
What is included in a Roots proposal and what is extra?
Every trade is a line: framing, plumbing, electrical, HVAC, insulation, drywall, paint, doors and trim, cabinets, tile, flooring, permit fees and cleanup, with exclusions listed. Anything added later is a written change order with its own price.
Does Roots do basement finishing in Spanish Fork, Springville and Mapleton?
Yes. Along with Salem, Elk Ridge, Woodland Hills, Payson and Santaquin. The per square foot rate is the same in all eight cities and each has its own page covering permits and drive time.
Is Roots Finished Basements licensed and insured?
Yes. Rhodes Group LLC, Utah contractor licence 14282096-5501, verifiable on the Utah DOPL licence lookup, with general liability and workers compensation coverage. A certificate of insurance is furnished on request.
What happens if something is wrong after the job?
The homeowner reports it to the company in writing. The signed agreement sets out how claims about the work are handled, and manufacturer defects are the manufacturer's responsibility.
What if a subcontractor is not paid? Can they lien my house?
Utah homeowners who pay a licensed contractor in full under a written contract have protection under the Residence Lien Restriction and Lien Recovery Fund Act. The Roots agreement explains it and the homeowner can request lien waivers at each draw.
Does Roots take credit cards?
No. Payment is by check, cash, ACH or bank transfer under the agreement. Homeowners who prefer card protection should know that before signing.
Can I finish the basement in phases?
Yes. Framing, rough ins and drywall for the whole space first with finishes later is one approach. Finishing one side now and the other later is another. Phasing costs more in total than one project because the crew mobilizes twice.
Why does the Google listing say Finished Basements?
The Google Business Profile was created under the short name. It is the same business as Roots Finished Basements, a trade name of Rhodes Group LLC in Salem.
Does Roots do landscaping too?
Yes, through Roots Landscaping and Sprinklers, the sister division under the same licence. Homeowners commonly do the yard and the basement with the same company, in either order.
